financing rounds through an affiliated angel investment partnership.

corporations in need of short-term, high-quality officing and support for their
sales and consulting units and other mobile staffers.

Nexspace comes complete with T-3
Internet connectivity, private Virtual Local Area Networks, Netscreen Firewall

enjoy access to both an Internet-based virtual concierge providing services
such as dry cleaning pick-up and delivery, and a real-life on-site concierge to
handle tasks requiring more of a personal touch or immediate solution.
At the heart of the 18,000 square
foot Nexspace facility is the “Center Quad,” a lounge and reception area
scattered with an eclectic mix of cushy chairs and funky furnishings from some
of today’s hottest furniture designers.
The comfortable, casual and contemporary atmosphere was designed to
emulate the collegial feel of a campus meeting place, while fostering
work-place envy among young tech workers.
The resulting space is core to Nexspace’s effort to help company
staffers combine work and leisure.

When it’s time to get down to the
business, Nexspace is equally well thought out. For meetings requiring extra space or privacy, Nexspace features
three conference rooms. The largest of
the three, known as the “Cone of Silence,” is a cocoon-like room centered on a
multi-media presentation system featuring a 50-inch monitor with video and
computer inputs and an extremely advanced electronic dry-erase board. During the day, the room offers breathtaking
views of the Pacific Ocean. At night,
the Cone of Silence takes on a serene feel accented by a soothing glow from
custom-designed storage cabinets.
Private Work Space
Beyond the shared areas of
Nexspace lie accommodations for up to 39 individual companies, and as many as
200 staffers. The space is segmented
into private executive offices and spacious, functional work areas known as “Development
Rooms,” which are designed to foster teamwork and efficiency.
Each Development Room comes fully
furnished and outfitted with Herman Miller Aeron® chairs, custom
designed storage/seating units, and workstations for up to 14 people. While all rooms are acoustically and
visually secure and private with individual climate control, some feature a
single open area, while others are segmented and include a glassed-in workspace
designed for those in need of greater privacy.
From floor to ceiling, the walls within all development rooms are covered
in a durable, translucent, write-on/wipe-off material to aid spur-of-the-moment
brainstorming and presentations.
Though the “whole staff in one
room” concept works at most times for most energetic young companies, Nexspace
also offers additional, more private office space for senior management,
company founders, or traveling corporate executives. One of these offices, known as the “Delta Space,” is triangular
in shape, and juts dramatically from the south end of the Westwood Center. With more than 60 feet of unobstructed views
spanning downtown Los Angeles, Catalina Island, Malibu, and everything in
between, the Delta Space is, quite possibly, the most desirable office in all
of Los Angeles.

Architectural Design and Detail
Throughout Nexspace, offices and
development rooms are set back from the windows of the building by a wide
corridor. Though this seems like a
minor detail, this architectural feature insures shared access to natural light
and the striking floor-to-ceiling views offered by Nexspace’s location on the
17th floor. Additionally,
the layout minimizes monitor glare caused by bright windows in traditional
office layouts. Similarly, all electric
lighting throughout Nexspace has been designed to minimize glare and eyestrain.
Furnishings throughout the
facility are functional, modern, and eclectic.
Comfortable chairs and other items from designers including Alvar Aalto,
Charles Eames, George Nelson, Karim Rashid are peppered throughout the public
space, and every workstation comes with a fully adjustable, ergonomic Herman
Miller Aeron® chair.
The award-winning architecture
firm of Beckson Design Associates conceived the overall design and layout of
Nexspace. The lead architect on
Nexspace, who counts the House of Blues corporate headquarters among his recent
projects said, “the concept behind Nexspace is different from anything we had
ever done before, so we spent literally hundreds of hours focused on both the
overall concept and the minute details of the project. The result is an
uncommon space designed and built specifically to foster the growth and
development of young, aggressive companies.”
Nexspace is located on the 17th
floor of the newly renovated Westwood Center, the architectural jewel of
Westwood Village. Few
buildings have impacted the West Los Angeles skyline as dramatically as
Westwood Center, which is fondly referred to by long-time Los Angelenos as “The
Monty’s Building.” Arden
Realty has completely transformed the landmark into a sleek, spectacular
business center that has already garnered awards from the Westside Urban Forum
and the Los Angeles Business Council and become the Westside’s most sought
after address. The renovation of this
twenty-two floor, 313,000 square foot, Class "A" building was
completed in Summer 2000 and resulted in soaring demand for space. Westwood Center is now 95% leased, and
Nexspace represents one of the last opportunities for entry into this coveted
space.
Upon the signing of a service
agreement, companies are able to move in to Nexspace immediately, with a
minimal deposit that includes one-month’s service fee, plus set-up charges for
phone and data services. Each month,
phone, data and other expenses are billed on a per-person basis, so companies
pay only for what they use. Each
company also receives a monthly allocation of printing, faxing, conference
facility usage, and other services, with any overages billed on an itemized
basis, though most companies operate well within monthly allocations. Up to the minute account information for
each company is accessible around the clock on Nexspace’s Intranet.
Management
and Staff
As an active angel investor in
numerous high-growth ventures, Nexspace co-founder and CEO David Agger
recognized that most growing companies tend to sign multiple leases in the
first year of business, in order to keep pace with constantly changing
facilities needs. Time after time, this
real estate shuffle proves to be a significant drain on time and financial
resources for the company. This
ultimately prompted Agger to develop Nexspace as a solution to the facilities-related
demands of young, high-growth companies.
Agger recruited co-founder Alex Kasper, an experienced data and
telecommunications engineer, as Chief Technology Officer for Nexspace, and
together they managed the development and financing of the company. When it came time to break ground on
construction, the company became a family affair, with Kasper’s father, Virgil,
recruited to oversee special projects.
With the space complete, Nexspace added an energetic management and
concierge team to fill out the staff and handle leasing and the day-to-day
needs of Nexspace’s client companies.
Nexspace Partners Eligible for
Investment Capital, Retain Full Control
Many facilities (such as incubators) offer support for growing businesses, in exchange for a sizable share of ownership and control of their client companies. Nexspace is different. While allowing its partners to retain full control, Nexspace can participate in funding the growth and development of some early-stage companies via a co-investment agreement under which Nexspace receives the right to fund a percentage of any future securities its partner company issues. An angel investment partnership closely affiliated with Nexspace provides the funding for Nexspace’s co-investment participation.
